What is Design-Build?

You may have heard the term “design-build” floating around more and more lately (as well as some rumors about the process). According to Design-Build Institute of America, “The design-build approach is sweeping the nation — 25 years ago, design-build was considered radical. Now it’s the most popular and fastest growing project delivery method.” But what exactly is design-build? Put simply, DBIA says it’s “an integrated approach that delivers design and construction services under one contract with a single point of responsibility.”

Popular room combinations  for remodeling projects

Every homeowner has different goals and visions for their remodel project, but there are often some common “packages” you may want to explore with your design-build team. After all, if you’re going to commit to the cost and time required for a remodel, you want to make sure you get as much “bang for your buck” as possible. Here are some popular combinations to consider for your design-build project—all of them, if planned and implemented by an experienced and reputable design-build form, can save you money and time while adding significantly to the value of your home.
  • Master remodel: master bed + master bath
  • Guest remodel: kitchen + living room + guest bed/bath
  • Main level remodel: Kitchen + dining room + living room
  • Whole home remodel: master bed + bath, kitchen + dining + living + guest bath

What is the process?

At Chris Riggins Construction, our team has decades of combined experience in the residential field as well as a stellar reputation for exceeding clients’ expectations. Our design-build process is a tried and true progression of three main phases: the planning and design phase, the construction phase, and the post-construction phase. In the planning and design phase, we’ll have an initial free consultation with you to discuss your project goals, vision, ideas, and budget. We then enter into a design agreement which will include an initial site visit to review the specifics of your project and conduct field measurements (there are also additional return visits throughout the design process). Once all documents are approved by the client, we prepare and submit our proposal to complete the construction portion of the project. At the same time, we prepare and submit any necessary documents to the proper governing city for plan check, approval and permit issuance. In the construction phase, we now sign the building contract and set up the initial meeting with your project manager, our team of craftspeople, and our founder and CEO Chris Riggins, to make sure your project gets off to a great start. Our team uses the latest online technology to keep you in the loop throughout the project. We provide weekly progress reports as well as a schedule for the following week so our clients can plan their days accordingly. In the post-construction phase, we provide you with helpful details you may need as a homeowner—such as operating instructions and warranty information for any new equipment we’ve installed in your home. We’ll also follow up to ensure our team has met or exceeded your expectations.

Average timeline for your remodel

In order to set an accurate timeline, it’s important to know the details of your project. The length of time it takes for a remodel can vary greatly from project to project, and depends a lot on your specific goals, budget, and a host of other factors. That said, an important thing to note is that research has found the design-build process to be consistently faster at delivering projects. In fact, on average, studies have found that design-build delivers projects 33.7% faster.

Benefits of Working with a Design-Builder

Maybe by now you have decided to choose a design-build contractor. There are numerous benefits of choosing to hire a design-build firm. According to Design-Build Institute of America, “Design-build saves time and money while allowing for more innovation, collaboration and better projects.” In fact, a recent design-build study backs up those claims with hard data demonstrating that design-build projects are still delivered faster and with greater reliability in cost and schedule performance than other project delivery systems. Not to mention, the design-build approach can savenyou a lot of stress. Here are just a few more benefits to the design-build process:
  • One contract, one entity. In design-build, a single entity works with you and drives the entire project from start to finish. There is no need to research, hire, and coordinate with several different contractors or companies. This means less headaches, decreased risk of miscommunications, and lower stress overall for you!
  • Better teamwork, better results. The design-build team structure fosters collaboration, innovation, and teamwork. With designers and builders united from the start of the project, an integrated team is ready and willing to work together to successfully complete a project faster, more cost effectively, and with optimized project quality.
  • Less complicated, fewer worries. Major changes and disputes are less common in design-build projects, because a single contract makes for a less-complicated and smoother process for everyone involved—including you, the homeowner. In other forms of project delivery, the homeowner becomes the middleperson and can potentially become engaged in disputes between the multiple entities (designer, builder, and other contractors).
